I got lucky because I saw if you are going to buy in a rough area that it is important to buy on the outskirts of the rough area, I did that by dumb luck as we are close to an interstate and on the fringe of the rough area.

PS- You might think I am weird for wanting it, but it is a prime lot that backs up to a state park, is heavily wooded, and sits on a creek with excellent fly fishing, only about 5 minutes into town and the interstate to Minneapolis, and I can only imagine in its current condition, has potential.

I am in the midst of converting my former primary SFR in Tracy, CA into a rental; my highrise condominium in Global City, Philippines (bought in 2008 for 50K is now worth 150K) is actually already cash flowing net about 500/month since using Airbnb last year.Matt's adage of "live where you want and invest where it makes sense" struck a cord with me.
