I'm currently in the middle of one of Dave Van Horn's books on note investing but I've not yet gotten all the way through so the process in its entirety isn't very clear to me just yet.

As long as you're simply in the middle of escrow and title hasn't conveyed yet you've got time.Keeping it simple.

Now- what I don't understand is why the owner of the house can't just skip these middle men and sell the house himself.

Well when i first laid out my site, I had loopnet on my mind and set up an area for commercial real estate for rent, sale and all other kinds of stuff as well as a commercial real estate agents directory.But half way in the middle I said to myself, where on earth am I going to find people which will actually list their property on my site even for free, I mean this is such a big area and my site is going to start looking shabby with just empty pages.So for the time being, I let that part slide.
