My question is, do you think it would be a good idea to potentially begin my investing career in that particular city, and rent to the college students (which I anticipate enrollment to steadily increase) or should I continue to look in my current home town of St.

Timeline - move to southern Utah before the end of the year, because I want to select medical insurance during Open Enrollment (11/1 - 12/15/17).  

But as a novice investor with lots to learn, it did not work out that way for me.But things happen for a reason, and I don't have any regrets because if I had not enrolled in Rich Dad and attended the symposium, I would not have met the lady who told me about the program I am now a part of which is 100X BETTER as far as structure, content, and presentation.

I do have the checks as pay stubs though.  1)  Am I eligible for an FHA loan by next year though my pay stubs and proof of enrollment in school? 

What if you delayed enrollment for a year (they'll let you do this), and instead spent that year earning money and building your credit?

The town is very small, 2500, with a junior college (enrollment 750), hospital and mining/quarry/oil/gas industry.
