I'd say the cheapest and first thing you should do is speak to your local insurance agent and get a break down of what your limits are and what is covered on all your insurable assets, i.e. vehicle, properties, E+O if applicable etc.

I got tired of running into problems with certain areas or subdivisions not allowing weekly or nightly rentals, as well as other problems.I was also concerned that there might be a double dip with real estate foreclosures and it appears that may be happening in certain areas of the country.

He will make 1k per house for the lead.My point is to start targeting niche markets (destress home owners, Tired landlords, Probate, Divorce) You can be the one getting the referral fee or the one doing the wholesaling.Also being a women does not matter when your making other people money.

At least with a loan you don't get the 10% and of course you pay back the loan with interest but you are paying yourself that interest.I'd really think twice before withdrawing your 401k or any other retirement vehicle.

The most commonly used list is Absentee Owners, because there will always be tired landlords ready to sell When I first got started, I got my absentees from the county's Tax Appraisal District.

Whereas real estate you get in and influence the value of the investment directly by improvements and such, and you decide what direction the investment is going to take.They are both very interesting and I think a person's personality comes into play as to which vehicle they prefer, however in the "long run" they both done well for investors!

Least - I grow tired of tenants sometimes :) And, the weight of it all sometimes seems ominous, but I just remind myself that everything cashflows.Full time real estate is fun - but only if you LOVE real estate.
