I have cash saved with good credit lines ready to pull the trigger when I find a place to move the family.

Hey guys I am a new member to Bigger Pockets and i just finished my firs deal analysis on a 4plex that I am ready to pull the trigger on. but before i would like to get your opinion, and see if is doable at asking price or i need to offer the owner a lower price for the property.

For sure I'll take your comments into consideration when I'm ready to pull the trigger.

Although I'm from CA so I still need to take a trip out there before I can pull the trigger on anything.  

Patience is a good thing as long as you know you will pull the trigger once you find the deal.Over 25-30 years most deals will cash flow at some point, but why wait 3 years when you can just spend more time looking for one that is positive from day one!

At the time 2008ish I was in my second year in college, and working full time (40+ hrs) however I was seeing so many deals I just never pulled the trigger.

I hope to become an expert in the numbers so that I am ready to pull the trigger when the time is right.I really appreciate this site, and especially the way Josh Dorkin stops the podcast to have the guest explain what they meant by a term that may come naturally to the established investor.My weakness right now is understanding the correlation between down payments and ROI. 

Almost invariably, those individuals say the one's who get it done are those who "jumped in", "grew a pair", or "pulled the trigger".

Thanks to BP I have a great team/network established and am soon pulling the trigger on my first bundle of properties.
