Some areas aren’t ideal for all investors but I also have investors buying up blocks of shells and transforming neighborhoods If anyone remembers DC many, many years ago neighborhoods that are now high end were considered “war zones” by no means is Baltimore like DC it will take many more years for Baltimore to have that “quick equity” like DC does but it will Happen.

It's amazing how many huge power lines or transformer stations, quarries, commercial buildings, railroad tracks, animal farms, etc., are out there lurking next to what initially looks like a great deal for an investment.

It's definitely transformed RE investing into a true passive investment for me. 

I took a HUGE leap to break the barrier and create new construction there and we are super proud of it.. a few others followed us in and or were hitting it when we were and its just awesome to see the transformation.. of course some of the locals do complaining because their neighborhood is radically gentrifying but I can tell you the sellers i am paying 100 to 150k for their lots each..

You need to guide that traffic in such a way that transforms them from cold traffic to warm, hot, then obsessed with filling your form and ONLY your form.You do this by designing a layout.

From a residents perspective the town has transformed incredibly since I moved here in 2002. 

There is always another way, and there is always a better way.For a point of reference, I run a property in which all circuits are monitored with current transformers (devices that measure the amount of electricity used). 

I think the real estate industry will be going through a transformative phase (probably already are), and things will be different in 5 or 10 years - the process or the industry as a whole.But why sit by and wait for outside forces to dictate the future of the housing market?
