@Marisa VoelkelI usually pick theexit strategy primarily by the level of rehab needed:Flip - If it needsa full gut, I will just tend to flip it.BRRRR - If thereare salvageable parts (i.e. solid floors, and decent tile in the bathrooms) Iwill rehab what is needed, refi, and put a tenant in there.

This is a viable strategy, but keep in mind you may not always end up with the property, particularly if there is equity, generally 20%+ above payoff amount as it may be picked up by a 3rd party bidder.

What I've heard from some of our clients is if we pick off smaller deals they don't want to spend time on it typically doesn't both them.

I recently picked one up for a client on Cap Hill that will cash flow positive even with him living in one unit (rare, special circumstances on that one but even if you’re just offsetting some of your living expenses it will be so much better than renting).

I actually thought their UI was well designed and had nice little tool tips for places that i was about to pick up the phone and call their support team.The information their cost segregation tool asks for are simple, clear and any property owner should be able to answer them with ease.
