Prior to moving into my unit, I did a small $10k remodel (floors, kitchen, paint) and plan to do the same to the other unit at some point to get top dollar for rent on each side when I decide to move out.I am interested in what people would suggest my next move would be.

The property needed a lot of love and upgrades, and slowly over the last 2 years I’ve done multiple remodeled and a ton of work, BUT My net monthly income is now 1100 and I’ve increased the value of the property by 200k.

If you make improvements to a property (garage or another type of remodeling or addition) those items will also be added to your cost basis and affect your capital gain or loss. 

I'm just about done remodeling one of the houses and it's rented.

I just sold a house last year that we did a major remodel on, I know an extremely good realtor, and I know a foundation guy whose company also does some flips so I am better prepared than many.

So i walked in to take a look.Overall its pretty nice most of the interior has been remodeled.

can I get some references for good GC who can work on flipping properties end to end for remodeling?

I have a couple I work with, but need to have more for move out punch lists, remodels, and tenant calls.

I project manage now, which isn't necessarily easier or better, it's just more efficient with my time as I have other businesses that generate revenue, including new construction/custom remodels and a thriving real estate agency business.Contractors have always been the biggest challenge for me in the business.
