Sounds like you have partially answered your own question about only a smaller portion of renters will look at something that big as smaller groups will be less likely to afford a house bigger than they need.From reading other posts it seems like a 4 bedroom house may be the sweet spot.

The property manager is taking his sweet time because I’m terminating their poor service and there is no incentive to inspect quickly and turn the unit back to me since legally they just have to refund the deposit to the tenant within 30 days.
