Mostly because of liquidity and lack of consistency with the product (substitution is hard as no two houses can ever be the same as their locations are unique).

Now, that's not every day, sometimes I speak to more humans, review business affairs and run errands, that time can be substituted above for the time consumed by speaking with humans. :)

If you don't have MLS access, it is a pretty good substitute.
