What do you guys think are the best zip codes in south Florida for fix and flips?

That said my go to 'line' in situations like this is something to the effect of: "Thanks for clarifying that requirement for me, could you point me to the specific section or sections in the code that covers this?" 

@Tony Kim I think you`re just looking at the allocation of money strictly from a Return on  "investement" (being a poor investment), where as the point of a Life Insurance/Living Benifits policy. what your Paying for is in case the individual becomes incapacitated/ has an Illness or Dies, there is a large sum of money that the family receives (and would not otherwise have) to help pay for expenses associated with the unfortunate event, and being able to carry on with life with less of a financial burden compounded with the emotional burden . being able to have retirement money liquid is icing on the cake. 

There is nowhere to park except on the lawns and the neighbors call Code Enforcement.

I get emails from people all the time from sites like zillow, apartments.com, etc saying "Do you allow commercial leases" (which is code for "can I STR arbitrage?"). 

We want to invest in RE for CF but after some research found that CA isn't the best state for CF and have strict tenant laws.

I am totally on board with Tom that the tax code if applied wisely can save us a lot of taxes.  

This year I am seeing estimates of 8% appreciation in the zip codes I own property in.I am expanding my radius to find a good multi family or small apartment deal, but have no idea how to evaluate the more rural areas. 

We prefered to be strict in the beginning then relax as they got older.
