That is probably a good start to setting the goals you need to achieve to make the dream happen.

I am starting out and planning to make my first RE investment in the Q1 2025.

Adding the current mortgage and utilities would be roughly $1,350 resulting in a profit of $650/mo.

I am just starting out as a wholesaler I know of 3 properties that are vacant, before I contact the homeowners I would like to have the agreement so when I talk the homeowners in to letting me  sell the contract to an investor I want to have that ready.

Ultimately I agree that responsiveness is very much appreciated, but you won't really know that until you start working together with the agent.

And if this represented my total portfolio, it would be like starting over.  

Plan is to start with cleveland and accrue few assets and then scale to columbus,pittsburg.
