I'd like to transition into multi unit investing some day because in my head I see it as more manageable but with a PM in place maybe it doesn't matter.For my day job, I'm a software developer (Android historically).

My plan is to start house hacking with smaller multifamily and transition into apartment complexes.

Property is in great condition, all units renovated; Next to BART mass transit stop (nearly next door).

Theres not much depreciation left and between recapture of depreciation and the appreciation from the Denver  market there more than a little gain that could be taxed heavily if not planned for in a good transitional estate scenario. 3.

A few years ago I helped my (retired) parents buy their most recent house by directly giving them a $100k cash down payment, and they would like to leave the house to me when they pass in thanks for the assistance (it ended up helping keep their mortgage extremely low since they are on a fixed income).They are very worried that it will somehow get caught up in probate or red tape when they pass even if my name is spelled out in the will, and wanted to see about just adding me to the title or something so that there is a seamless transition without any hassle.
