I would start simple and do a house hack.

Pretty simple process if you're willing to pay the $1500.

I have only been looking at residential, single family, but today I found two commercial spaces (office) that would be a great fit for my growing day job business as a lactation consultant (currently operate just by doing home visits, but want a dedicated office space to see clients one day).

It’s relatively simple and, while it does cost money, it’s one of the more cost-effective options.

So my question might seem simple or even stupid to some people, nut we all have to start at some point. 

I haven't invested with them, but I had him on my podcast a while ago and felt he was a very solid operator with no fluff and good experience.

Operators already have relationships with the brokers and are much more likely to see an off market or "pocket listing". 

In my opinion, this is far more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.it is relativly simple and although costing money it is relativly the more cost effective one.
