Appreciation is far more valuable for the seasoned investor and it's no mystery why the BP podcast has been talking about that over cash flow a lot in there more recent episodes.

They are ultimately the same thing but I know that many lenders require seasoning.   

Several factors impact ADR, including location, seasonality, supply and demand, property type and size, and local events.

You would have to season the money in your account or have them be on the loan with you.

Our area is very seasonal with most leases having a May start and no later than September.

The Venice area is very seasonally driven and you only have a 4 month window to reach the snowbirds and it was missed completely.

The problem is that these bad guys are always going to exist, it's like trying to kill ants during a really hot/dry season, there are just more and more of them, and while we need to stand up to them to a certain extent, I personally don't want to give them too much of my bandwidth, I feel the world needs our talents doing the stuff we are good at.
