I wanted to make sure we're not missing anything before we close:Requested an estoppel agreement to be signed at the final walk-throughNew/updated lease will be signed honoring the previous termsRequested to see the rent rollWe have a copy of the leaseThe sellers agreed to replace the roof before we close; we asked for the roofers information to make sure they are licensed/will pull a permit, and to get information on the roof.Will confirm that security deposits will be transferredAnother concern/question I had is about paying cash for keys.

Cashflow is negative, but Total ROI is 25-30%, meaning this would be an appreciation play and would provide a nice roof over my head and some gratification of owning a nice home.My guess is that it's somewhere in between these two scenarios.I'd still continue investing in future buy & hold deals, but this would mean I'd probably have to take a year off to rebuild my savings.

I haven't decided if I am going to try to refinish the floor myself or not..The bathroom floor is particleboard and rotted out, so Ill replace the subfloor myself and plan on it taking two days.I am currently getting firm roofing quotes from 3 contractors that I have used in the past.I am ordering windows tomorrow and plan to install them myself when they get in.Ill try to update with pictures and details as I progress!

When I first used is before upgrading I was able to expand the repair cost and enter itemized details, such as roofing cost, concrete, Etc.Regards Leo Carrell

I did get a call from a neighbor that they saw racoons going into the house, and in Google earth view, there was a tarp on part of the roof.
