They exist in-part due to qualification requirements that are more stringent than in your country (these requirements were relaxed somewhat in the 1990s/2000s, but have since been re-tightened), in-part because it is difficult to walk away from your obligations, and in-part due to societal norms/expectations.Now, this is a new generation and mix of mortgagors, who are extending themselves further due to higher prices and lower interest rates (though they still must qualify for financing) so it is possible historic performance will offer no continuity.

They both use 50% LTV.In my view, an operator in that Texas place has to work hard to make 130 from 100 investment, while the Michigan operator can be little bit relax and bit a slacker, but they can generate 180 bucks from 100 dollar investment.In reality lets say the much higher vacancy raise, the Texas MF can go underwater quickly ; but the Michigan one even with 70% vacancy they could survive.THe detail is always on every conservative Financial underwriting.

A little water by the curb and an abandoned car and truck are not big issues....having fights outside your place or someone getting shot in the alley....now these are big issues.I would just relax and wait a while, put a little money into the place... a little paint and TLC to make the whole neighborhood look better...get some good energy going, man!
