I've seen wholesalers who put 60 or 90 day contingencies or even recurring, never ending contingencies.

Our first 2 deals in '08 met the 1.5% rule but are in a sketchy area that has provided more than its share of anxiety, expense and a massive learning curve.

The tenant can setup recurring payments, so it is sent automatically or they can do one-time payments each month.

The key is to make sure that you tenant sets up a recurring payment, so that way, it is truly automatic.
