I've heard from different people that you're supposed to pour either bleach or vinegar into the AC condensate line once a month to prevent backups.

Joel is very correct in suggesting you remove all of the old hive to prevent them from coming back on a annual basis.

This entire situation would have been prevented with that simple rule

2 rooms of carpet were totally ruined and had to be replaced, there was dirt and cobwebs in all of the bedrooms, windows had been left open and rainwater allowed to come in and stain the walls, hundreds of gouges and anchors left in the walls, oven dirty, floor and wall behind stove and refrigerator had a half inch of dust, dirt and food, etc, etc, etc.So, needless to say, I've had to spend a considerable amount of time and money getting the place back into rentable condition.

It's always best to disclose as much as possible when you are licensed, it could prevent major problems down the road.

You also might want to get an attorney involved quickly to prevent any more surprises from popping up.

Filling up the wall in the kitchen then after a hole was punched through filling the bottom floor 6-10 inches (water stains on the wall and visible mold on the baseboards, cabnits) The carpet is now dry so I have no idea how long the water was sitting.

Georgia is a state with some pretty preventative laws in place for simply anyone to get involved.

Finally, I would like some advice on preventing this in the future( obviously better tenants would help) but up to this point they were fine.any advice would be helpful guys!
