I simply wanted input on how to minimize my loss, and to vent my frustrations, even though I admitted in my original post that I know I am guilty.

Our apartment buildings are so quiet after about 5 pm I actually feel guilty and think I am too hard on the tenants and maybe they are scared to death to make any noise.There are so many advantages for owning multi units vs. single family it will take a book to explain.

I think it would be easier to make a list that people can see instead of them constantly pleading their case that their German Sheppard or whatnot is really quiet and likes people.

Now that we can see who voted for a comment, I have seen alot of trading of votes...and I'm kinda guilty of that as well, feeling that it returns the favor, but mine are not given without merit!

I had a military tenant get transferred after three months on a 12 month lease - she pleaded with me to do the final walkthrough while they still had a pile of moving boxes in the front room.

Even if I were sued, I document everything and obey the law, so I won't be found guilty.

I have no idea about this deal really, I couldn't find anything that matches up with the info here. but, If Brett did something wrong then the entire RE community is guilty of it too.  

I agree that there is no excuse except to do things legally.However, just because someone alleges in a lawsuit doesn't make the other party guilty.

Not clear how they were passing inspections other than to cover things up before an inspection and plead ignorance.

I'm exploring other cities party just because, and partly to try something new (so far I've managed my own rentals), and partly because the price for a decent turnkey in another city might be better than here (and I won't feel guilty paying somebody else to manage it for me!)
