some times that can work they may take a quick flip price.or you just put up your best bid and hope you get it... pretty tough to compete against the big players as they will run on lower margins since they are doing volume and probably can rehab cheaper etc etc.. they may have in house RE brokers for their listings.when I was active in PDX market and one of the top 3 buyers...

In smaller universities, you won't see the big players, so there aren't as many amenities, so location is real important.  

Most of the long term hold players had already dropped out. 

These are the big players who do many flips a year.  

Mark I've had tough luck at the REIA's finding the real players from the talkers.  

The work sounds fairly chopped up, but a good GC with the time could get the right players in and make a good job out of it.

I haven't looked into student rentals, largely because it appears that market is supersaturated with some big players.

REI is not checkers, it is more like chess ... the great players always think a few moves in advance.

A very large construction player came in and built 20 units alone.

It works best when the players are serious about changing their life so pick the right players.
