I am going to be playing around with Door Loop this weekend. 

It's like a video game you are playing with real money.Do you have friends from local meetups who invest in any of those areas? 

And if not you know them well, maybe your kids play together etc.

I am more concerned about calculating accurate expenses and how operationally intensive it really is.  

My friend has advised me to get gap funding for the down payment but Im unsure how that plays into the hard money lender?

The orange beach came to play bc of low taxes and basically same beach quality.

In court, the history of the transaction and the histories of the participants gets called into play.

We have tried playing with words here but hard to make it so its less invasive or impersonal.

from spending my last 10 weeks in miami looking at 500 land deals and making offers and doing underwriting on deals with construction values higher, the playing field above 10 million is so much easier and better and of more interest and separates all the newbies from sophisticated. at my level there is no reason to do small deals. the only multifamily I do under commercial at this point is a triplex we build over and over for out of state investors in Columbus Ohio which is just a unique little niche. tampa I'm not too familiar with zoning or rezoning but columbus is such an old city it has so many mutilfamily properties and rezoning is very easy to get the entitlements for ground up new construction.
