I think it's a great opportunity to pick up a really good deal in a tough market, but only if you know what you are doing and structure it properly.

Pick the policy type based on your comfort level with dividends vs variable interest crediting, policy flexibility, and loan options. 

Typically, many people would pick a lender purely based on rates and pricing.

It's picked back up so good cash flow is definitely tough to find.

If I were picking between the 3 it would definitely be my last choice. 

Not only will appliances and mechanicals need updating, but linens, furniture and decorations also need updates over time.

There is probably no regular trash pick up or it is by a local guy with a truck3.)

You just have to think smaller furniture.
