Thanks all, just getting an idea of what other investors perceptions are on this topic.

There is a perception of a ranking of those in lending, pawnbrokers and title loan types are at the bottom, commercial lenders on top, much has to do with the barrier to entry into lending, it's pretty easy getting a pawnbroker license, it's pretty hard getting into commercial lending with lending authority.

I think that's the wrong mentality, and even if you think you still want to give the perception of having a flat rate with everything (water, electric, sewer) included you should do something to start influencing behavior so that you can smooth out cash flow. 

That gives the perception of value, increases your tenant applicant pool, and helps keep vacancy rates low.

My perception is that nick called out a guy that he thought was full of .....Jerryll basically said yeah this my property my company my listing.  

It's interesting to read the chatter about Ogden and peoples perceptions.
