Each town is a little different, some require you to do a landlord registration and/or will want to do an inspection before you put a tenant in (calling the town would probably be the easiest, or they may have the info right online).

I don't have experience with the Detroit Land Bank, but generally land banks are pretty reliable, but...they are low money buys (from $1 to $1,000) that require you to show proof of funds for the rehab.

$500,000 after taxes is likely close to $325,000(maybe more or maybe less).Assuming cash-flow from rentals is offset by depreciation, you would need $325,000 of annual cash-flow from the rentals.If you can get $200 / door / monthYou would need 135 doorsYou can work on this type of math to figure out how much rentals you need.Be mindful that rentals require some type of work.
