Hey @Jonathan Vinas, @JD Martin hit the nail on the head.You are better off looking in areas with no restrictions if you can.I will say that some of the restrictions might be able to manage.

CA has by far the greatest competition for off market and foreclosures in the nation..

I was looking for something cheap, but nice at the same time. my real estate agent pulled through and found this property being sold off market.

I've called regional and asked around, for Colorado, they may have to take off all drywall to check the electrical was run correctly.

I do think it is a good idea to take some money off the table when an asset runs up and diversify.  

Create an agreement so both parties are clear on what is important to each of you, then have your attorneys sign off on it.Hope that helps.. 

I understand that if I rent this ADU out, then I can have a tax write off on the mortgage payment and insurance payment for the the ADU's sqft portion.

Its my understanding that the individuals are responsible for all the legalities, contracts ect to make it safe not to get ripped off. 

Procrastination can pay off. 

I'm in Atlanta, so the prices have leveled off a bit on land so I'd like to by a parcel and have it paid off by the time I'm ready to build.
