Since I'm not really well connected in the HR department for the oil and gas folks around here I figured that would be my biggest obstacle.

If you can put mobile homes on your land, then you'll have to start figuring in costs to acquire the homes, pay for the move, and hook ups (i.e. water, electrical, gas, etc). 

Build a wooden fence around the garbage area - like most fast food or gas stations have.

I guess the moral of that story is do not give anyone the green light until you're actually ready to hit the gas?

This will be especially effective in places that don't allow gas for new construction.Energy retrofits on rental housing is largely a waste of time, particularly in markets where more housing is desperately needed.

@Marc Winter Amazing how fragile our rights are and how easily a governor can completely invade a business contract and so selectively take revenue away.........gas companies and grocery stores don't lose-yet land lords do.

It has been a functioning ADU for 6 years and there were no modifications to the exterior and only a gas line added for a stove and dry walling up and doorway in the interior.

Also i i put 150k into house and appreciation is only 80k gas it really depreciated or is this not what depreciation means?
