I'd even ask them to break down the material for you.

If the roofer needs to replace portions of the roof sheathing you have a price upfront that can be used to calculate the Change Order for replacing the sheathing.I think in the past I've been quoted around $35 to $50 per sheet (labor & material).

I was hope if anyone would be kind and provide some honest insight of cost of building a two bedroom , cabin with kitchen , bath using sustainable material possible .

Lesson learned, now you have the experience and can take this to the next deal. contractors can't overbid you as you know how long it will take and price of materials. take this lesson and continue to grow.

It needed replacing because the tenant had scrubbed through the enamel and dented the sheet metal attempting to “clean” it.  

They might be able to find an existing metal pin marker.

The neighborhood can make a difference on the quality of materials you will use, but only by about 5-8k or so.
