I'm 23 years old and I started learning about real estate investing about four months ago and I decided to focus on buy and hold investing based on my skill set.

However, the people moving to the community without ties are teachers (we had a bunch retire these last few years), an attorney, medical professional, mechanic, manager of assisted living facility, restaurant owner, carpenter, etc. on top of those other professions. 

As a hobby I like to build and flip furniture, but always wanted to learn more carpentry skills to flip homes.

You have to be good at:Marketing to find deals, which usually takes money.Knowing how to run comps accurately, which requires MLS access, skill and experience.Knowing how to estimate construction costs accurately - which is a skill that takes a lot of learning.Knowing how to negotiate with sellers.

They often lack the experience, know how and skills that are necessary for a professional transaction.

I am looking to trade my skills as a handy man/ ASE certified mechanic for a few hours a week in investing knowledge.

Also it is important to have understanding of what it takes to source all this off market properties (lots of time, money, skills) sooner you do you will be able to have much greater success with wholesalers.                                                                                   

If they own property free and clear - talk terms and price (listen to what's important for the seller and there are many ways - so work in your negotiation skills.
