I own 12-doors in Detroit and work with a ton of out-of-state (OOS) investors.The biggest key to being successful as an OOS investor is having a strong team to work with.

Getting a large network of companies that know your personal brand to recommend you to your ideal guest is key to steady bookings. 

I market them as basically a 'turn key small business'. 

They will be housing the recovering addicts two to a room with a max occupancy of six patients.  

As does Orlando, Miami, Key West, and So Cal.  

A key takeaway from this deal was the importance of timing.

The key lesson from this deal is the importance of acting quickly when a high-potential, market-ready property becomes available.

If you're purchasing in a low income area, you're already getting a discount on the purchase, BUT it's ridiculous to think that a property purchased at 30k> is going to be "turn key" and rent ready, it NEVER IS!
