The safety stuff is definitely not considered enough by owners and not only will cause more deaths/injuries, but also cost the owners in lawsuits- in some cases will bankrupt (or yield jail time + fees for) owners.It's interesting that you provided a photo and example of a STR fire/cowboy style hot tub.

I owned a PM company in Belize, and the first part of my PM contract said,"Owner agrees with the exception of fraud, theft or any other act that is a crime in the country of Belize, Owner agrees to indemnify, defend, and hold harmless Manager and all persons in Manager’s firm, regardless of responsibility, from all costs, expenses, suits, liabilities, damages, attorney’s fees, and claims of every type, including but not limited to, those arising out of injury or death of any person, employee, tenant or guest upon the premises or damage to any real or personal property of any person, employee, tenant, or guest upon the premises, including Owner, in any way relating to the management, rental, security deposits, or operations of the Premises by Manager, or any person in Manager’s firm, or the performance or exercise of any of the duties, powers, or authorities granted to the Manager.

Landscape maintenance does not require insurance in California however men working with power tools is always dangerous so if a landscaper does not have workers compensation the homeowner could be liable for any injuries that happen on their property.

I would.Imagine how grateful I would be to a landlord who forgave this injury and set things right quietly and without a fuss because he understood I had enough problems getting my overgrown woman-child to understand the facts of an adult life, not because he didn't want to cause a fuss or wasn't capable of doing it, but because he chose not to.

Hi.We are switching property management companies in CA for our 4 plex and one of the terms on the new manager's agreement is as follows: Indemnify, defend and hold harmless Property Manager, and all persons in Property Manager's firm, as permitted by law, from all costs, expenses, suits, liabilities, damages, attorney fees and claims of every type, including but not limited to those arising out of injury or death of any person, or damage to any real or personal property of any person, including Owner, (i) for any repairs performed by Owner or by others hired directly by Owner; (ii) for those acts relating to the management, leasing, rental, security deposits, or operation of the Property by Property Manager, or any person in Property Manager's firm, or the performance or exercise of any of the duties, powers or authorities granted to Property Manager;Anybody else see Indemnity clauses in their property management agreements?
