If I were selling FSBO, I’d still probably price it to expect offers asking at least 2% in either closing costs or buyers agent fees, more if it’s a good first-time buyer area.

Depending on the endeavor, your still have potential origination, closing cost, reserves of different size(deal type dependent) and other applicable fees/costs.

@Andrew Steffens pretty well covered it, I would only add $125 for software fees to run the STR.

***What I am planning to do***- Continue the aforementioned activities to find a parking lot or garage for my mentor to close on (which I get a finder's fee).- Partner with an experienced syndicator or investor who is interested in taking down parking deals for long term holds. 

She mentioned they would like to have their own website where they have full control and can list all their properties available and potentially have them booked through this site to avoid fees associated with other platforms such as airbnb.

I pay their outrageous subscription fee (I think it's currently $695 but seems to go up annually, clearly they hope hosts move away from it and I am suspicious that my ranking has gone down because I am still on the subscription model) and my effective rate is 3.36% because they charge their 3% on taxes too (which mine are 11%).
