Hello, this is my first post and I'm reaching out to the community in hope for more information while I plan out my first purchase.As a blessing and a gift, my in-laws have offered us a down payment for a home.

I have heard to many bad stories about landlords and gifts ending bad.

@Lara Chinarro my water heater began leaking all over my garage the day before my birthday last year, so I gave myself an awesome birthday gift of a brand new $1K water heater ON my birthday (sarcasm implied).

I was thinking a gift card to a nice restaurant, but I'd really like to give him some kind of business tool or planner as I know this business keeps him going and to make his life simple.

Someone had posted on a related thread, that raising the rent is a less bitter pill to swallow when accompanied by a small token of appreciation to the tenant - a $50 gift card for example.
