Starting close to home or a day trip is easier to view properties. go to meet-ups and explore areas. 

Additionally, I am willing to live in one of the units for a year.My long-term vision is to buy everyone out and eventually own the property entirely.What are some common deal structures I can explore based on my contributions and end goal?

We are currently renting one unit on a long term but we really have a love for airbnbs and want to explore those possibilities.

If the numbers aren't working on local properties, try exploring out of state investing.
