I believe there’s a middle ground to be found, and I remain hopeful for the next three to five years.Has anyone heard from friends, family, or fellow investors expressing concerns that Florida is becoming a risky place, causing them to shy away from buying?

I am a recent college grad and I'm looking to get started in real estate investing with a friend of mine who is also a recent grad.

Putting five unrelated occupants in one home means five cars parked outside, five different group friends visiting the home, increased likelihood of noise or parties, and other problems.Personally, I have pretty strict requirements when three or more unrelated people are renting together because of the potential problems.

I would recommend getting a great property manager, local investor friendly agent and get a home inspection!

Hey @David Cherkowsky my wife and I house-hacked just outside Alexandria (in the Fairfax County side) and now are in City of Alexandria in the West End.We went the walkout basement route but have friends who did rent by the room (they're past clients of @Russell Brazil). 

I did come across a friend who has had a rental for ten years with the same family in it that they “inherited” when they bought it so I will look into some possibilities in my area.
