The conference looks like it has a good amount of value, but with the Paper Source conference in April, and the Note Expo conference in November, it's difficult to justify the cost of travel, hotel, food and the conference for yet another event in our note investing niche. 

I can seemingly spend a day in the truck and accomplish very little.

I hope to learn how to have a successful, diverse and large portfolio so that one day I will not have to depend on working 9-5 to put food on the table.

Basically, I don't mind driving my little 95 truck around so I can use that money instead of a car note.

The tenant can pull up a truck and move desks and chairs in the middle of the night pretty easily and skip town.Medical office is a different animal.

Even if you don't get the deal done you were still able to establish that you all will work for "food", and not just someone who is looking to get rich through real estate.

ONLY downside is I am told they can be stained by foods but a good sealer and bee's wax treatment goes a long way. 

I'm in the same boat as you bud... a very small savings account but I am probably going to sell my truck and a few other things that I don't really 'need' to be able to make the down-payment of 15% (using a VA loan).
