That's a three fold deal for the agent $$$. 

On paper, they didn't appear to be the best buys compared to the $50K houses renting for $800 but they have outpaced those by 10 fold!

Usually people refinance the existing property then use the cash to either pay off hard money or fold into the next deal.

Due your due diligence but treat it as an investment, if it doesn't work, fold and go after the next one!

If you plan to sell after 2-3 years, then you probably want to run your numbers like a flipper would ... in other words, if you can't fix it up and resale right after the remodel, with all of the purchase price, transaction costs, holding costs, and rehab costs folded in, then you probably don't want to buy it thinking that you will make a profit holding it for 2-3 years. 

If they are vertical and nailed to post then strong winds can fold them.

@Markeen Baker - I think that it's a two fold here. 

You will make this money in ten folds.

My advice is to side over it, make sure you use fan fold to cover it up first.
