In my area, if I have 6 comps to choose from, I am typically taking out the lowest 4 or so and basing the exit value on the higher 3 simply because the market conditions allow me to get that price along with the fact that I deliver a high quality move in condition home that can demand top of the market pricing.Also, bedroom counts DO matter, however, that fluctuates on the specific count.

Although determining that the property is worth about $100,000 if you want $400 per month CF is helpful, that method is also very dependant on what CF minmum you set, for exmaple if i desired only $200-$250 CF, that house is then worth probably around $130,000 or so (didn't calculate just a guess) Point being that the value your willing to pay fluctuates very heavily on what CF you want.I like that - unless your investing primarily for appreciation But i am looking for CF opportunities out there, and the numbers look good at $100,000 but probably not going to come that low from $175,000

Yeah, I never understood why it like seems like everyone just pulls an areas vacancy rate numbers out of thin air and when they are known to the 10th of a percent plus can fluctuate year to year. 4% here might be more accurate than 8%...in many areas I see sellers claim that flat 8% and then you check and it is in the mid teens...These rates for vacancies and the average vacancy duration are researchable.

I was given a choice of either: A.not utilizing all this government aid, putting myself at risk of a deadly virus that would have been much more risky for me, not having to deal with how miserable working in the restaurant industry is—terrible and fluctuating schedules, loss of much of my ability to enjoy a life outside of work because of the loss of my evenings weekends and holidays, abusive and entitled customers who treat you like you’re a servant and bark orders at you, management and ownership that are indifferent or overtly hostile to you over the smallest things—I’ve been written up over eating a piece of bread during a 12 hour shift when I had not eaten all day and was not allowed even a five minute bathroom break at one point.
