It's wild so many buildings along the blue line corridor with $1100 2/1s and you do nothing can re-rent at $1650 or if update can bring to $2000.

I know, when we acquire a new property, we need to dump 30-60 grand into the whole building to bring it up to our standards. 

Our deal was a new build.

I have done several flips from out of state, in the same markets as i was trying to build a team.

These would be bare rental units where tenant builds to suit or we could with appropriate rent charge.
