What a beautiful and well-detailed property!

Just curious how it really  turned out if it only made 10K average investor who would have had to borrow money would have been in the hole on this flip..So if you care to share the details I bet others would be very interested.OH i see your with velkesman I know those guys they charge money to get into their program..

No detailed trainings as to specific documentations and exact procedures.

Option 2 is missing too many details even for a cursory evaluation.  

@Travis Hardy, I won't dig into the details of your analysis but I think I can give you some things to consider in a general sense.The typical buyer is NOT analytical. 

She genuinely cared about my situation and worked hard to ensure that I got the best possible outcome.From the minute I hired her, she was 1000% dedicated to analyzing every single detail and protecting my interests.
