While you can't walk up and say hey about all the stuff you've got here are you depressed?!?!?!

The markets that cash flow better tend to be depressed economies, smaller and/or shrinking population, crummy weather, etc. ... so not a place that you would likely want to live (sorry, don't mean to offend anyone, but it is true).

Starts for both multifamily and residential are ramping up at the same pace as previous recoveries (look at the slope in the graphs) it is just the base was depressed by the depth of the 2008 crash below previous crashes.    

If you plan to invest around Shawano, you may be able to be all in on many more homes, as values are still depressed in much of that area, but rental demand and returns are high, I have a Property in Burnamwood, that preforms quite well,  the Key is great management, I Use ABC Rental Management out of Wausau, I know thy have a rental agent in Shawano, Good Luck!

I was extremely demoralized and depressed for the better part of a year that's passed since then, and really thought that I might be ending my brief real estate career after that one single poorly executed deal.

Depressed and eroded areas near the foundation lead to ponding water, inconsistent soil moisture content and differential settlement of the home.I recently inspected a home that had previous foundation repairs and for the life of me I couldn't tell why.

I buy in depressed areas for the promise of economic comeback and high appreciation.
