Suzette,Stay away from any company that offers you a Loan modification or a foreclosure "Audit" and what ever new name they call it now a days.

Oftentimes, we see inexperienced buyers missing key sticking points with insurance companies, and it derails their purchase.

I’m wondering if anyone has a title company recommendations they all seem so reticent to work with wholesalers. 

The title company is not very open to the idea of escrowing money so looking for a way to get them to agree to it if that makes sense.

For example, I work with insurance relocation companies to house their clients who lost their house.

I bought a quad this year and had my property management company do a similar thing, but the only wrinkle was 2 tenants moved out and a 3rd was about to, so instead we negotiated "two stepping" the rent increase with the third tenant.

Makes sense Does your company do onsite visits?  

Also there are probably paid options that pull public records like landglide, propradar etc, or try your local title company rep. 

Most cities also have a local business organization where you can look at data for companies and job growth in the area.
