Banking on a hope that "if" something that you can't control happens, you "might" start to get positive CF starting in a few more years (also losing money) so you might recover all of your losses in about 10 years, is ridiculous.

No formula can be accurate across the board because even “cookie cutter” properties next store to each other differ as to view, location to the street, topography of the land, lot size, physical condition of the property, past remodeling, quality of the mechanical systems, sunlight, utility bills, past use, etc.  

Plus, renting by the bedroom offers more control over tenant turnover and higher overall rent.For other investors or house hackers, this strategy could be a real game-changer.
