Have you thought about building your own brand and consolidating things with a website of your own and a push toward direct booking? 

Which leads to a future date when focus shifts from growth into "dividends" and that's when flip focus onto a low leverage consolidation to enhance cash-flow. 

Both have consolidated their portfolios and spend very minimal time on it. 

I've not seriously considered this as I don't want to be in the Poconos PA region longer than need be personally, and would rather consolidate my energies on the Knoxville, TN region...but thinking I may be better off financially to hold on, so simply weighing those options. 

In all likelihood you start with two and consolidate to one (the better PM performer) if your buildings are in the same area. 

The scalable operations side of the business are attractive but it seems the business is becoming saturated due to low barriers of entry and consolidation by the big guys.
