The MFH market is very competitive and deals go QUICK!

@Jamie BatemanLicensed servicers and lending licenses now becoming more on alert with states and borrowersI will share in another post but Maryland just dismissed a foreclosure due to lack of licensing.

Specifically, we are looking for tips on how to secure deals for fix-and-flip projects in such a competitive market.Thank you in advance for your help and guidance!

I use a lender that oonly requires one day of seasoning so that I can refi as soon as the rehab is completed into a long term, fully amortizing loan.Cassidy, are you seeing competitive rates with this type of loan?  

A place like Austin, TX has been over built and rents are going down and vacancy rates are going up vs. a small market like Reno, NV the rents are increasing because of a lack of supply and driving appreciation and prices up. 

Way too many Red Flags and lack of transparency.

Are these loan terms competitive?

A quick note on STR, the market is competitive here and pretty saturated with rentals in town(specifically those not on the beach). 

If most of your competition has a pool, I'd go that route and try to add something indoors like a game room.

As many have said, there are pros and cons to both short- and medium-term rentals, but I've found that Nashville is still a competitive market for each!
