So we would live in an amazing neighborhood, but behind her home, not curbside             ( common in that area and not a deal breaker for us )  we would have to start from the ground up, that will be a huge job but I could make something exactly the way I want, spending close to what I would for a home that isn't my dream home and Not in that neighborhood

If there is only a little depreciation, then it won’t be that big a deal, but if there is a lot then it can be a deal breaker – they will need to sell for cash or get enough down so they will have enough to pay the tax.You might be able to get creative and do some sort of a lease option where you rent the property and have an option to purchase the home for a set price and for that option you pay a non-refundable option fee.Check out the Master Lease Agreement, or Master Lease Option... same things...

Also, grouping work so a subcontractor can come in one mobilization is advisable when possible.I'm assuming bringing up to code includes rewiring, if it's just replacing the fuse box with breakers that can be done whenever.This would be my order:Remediation (if applicable)All demolitionHVAC roughPlumbing rough (including water heater)/electrical roughvanities / fascia / Drywall repairsgutters / paintflooring  / hvac finishbaseboard and trim / electrical finish / plumbing finishPaint baseboards
