People who can barely feed themselves seem to always own a 100 pound dog.As a landlord and dog lover, I don't allow any large dogs in my rentals (except service animals).

With so much information out there, it is overwhelming.Realize there are plenty of ways to make money.The bottom line is how you will spend your time, or money.You can pay professionals to do work for you - that way you can do a lot more things, or you can put in the time and do one thing well yourself.It's not always what you 'want/love' to do either.Sure there are people who love real estate investing.

After we refinance and put it on a 30 year note, it will cash flow about $300/month (without raising the rent once), put $57K cash in our pocket (to reinvest), and we will still have $53K in equity in a property that we originally invested $15K into - not to mention the tax benefits we gain from depreciation.This is why I love real estate.

One more.... electrical was knob and tube so I had the house wired to current code as a buying condition under the premise of a potential fire hazard.My reason for purchasing the house was two-fold: my lack of funds at the time (0% down with VA) and my partiality toward the charm of the home style.
