Also, an LLC or corporation won't protect you if you act negligently, such as perform shoddy maintenance that directly contributes to someone's damages.I go above and beyond what is required for my California LLC.

Even if you want a flat tax, you still have to figure out what will count as taxable income (e.g. would charities pay tax on "contributions" that they receive?).
