Hi @John Arena, It sounds like you're experiencing some common challenges with property management that might warrant exploring other options.

Naturally, when worker housing was built it was built in the cheapest place that was close by, and back then that was always in the places that flooded.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Modern lumber is also a lot more prone to termite damage as it is softer and easier to consume whereas old lumber is extremely resinous and naturally termite resistant.

And, importantly, fear around my ability to confidently show the Seller that the deal I am proposing is one that CAN help solve their challenge or problem (once I find out what that is!). 

@Matthew Armstrong what was the specific challenge with you being outside the US?

I have not heard of the IRS challenging, much less overturning a professionally done cost segregation study.

Colorado has very low limits (near the detection limit) for meth so it's a real challenge.
