I found out that tile work is enjoyable for me, I also found out fixing mistakes is an awesome feeling.So at the end of the day if you can live in a property and fix it up there are ways to make it work and turn a profit but if you make a mistake along the way no money in world can pay for the knowledge you will acquire fixing your mistakes.Also in addition to my experience I am happy I did it this way because there was far less pressure on me to get things done.

DJ,In any investment scenario, whether for buy and hold or flip, we always put in a drain tile system with a battery backup.

The best one we saw was a duplex for sale boasting a NEW ROOF where they literally dropped the majority of the old roof tile into the attic & left it there!!!
